Why this actually happens
Most roofs here are terracotta tile, and a leak rarely starts where the stain appears indoors — water runs along rafters before it drips. The usual culprits are tiles displaced or cracked after a storm, and flashing around chimneys or skylights that has degraded in the sun. On flat roofs (azoteas), it is almost always the waterproof membrane failing after years of UV exposure.
